It's critical that you protect yourself from threats, which starts with privacy. Then, Jason Hartman talks with Randy Hughes, a land trust specialist, about why and when land trusts should be used and how to use them effectively. Randy defines land trusts and explains some of the key elements of asset protection. In the eyes of the IRS, a land trust is a pass-through entity, which is not taxed. Randy discusses the mechanics and some of his favorite reasons for using land trusts for single-family home investments, including anonymity, estate planning, ease of transferability and linking trusts together with other entities. The world of investing involves many considerations. Chief among these are the two “Demons” of investing that must both be defeated in order to realize success. The first demon is risk, and the second is inflation. Risk comes from the fact that future returns are uncertain, and it is not possible to foresee all future events. Investments that seem ‘safe’ may turn out to have hidden dangers that we did not notice. Risk can never be eliminated, it can only be managed. The best way to do this is by properly diversifying your investments so that they are not all subject to the same market shocks. The second demon of investing is inflation. Inflation is especially difficult because it erodes the value of your dollars. Defeating the demon of inflation requires investment in multi-dimensional assets that are optimized to defeat inflation. Income properties meet this criteria well because the property itself holds real value by nature of the replacement cost of the structure, the loan allows you to have a fixed cost of capital for three decades, and the cash flow is pushed up by inflation while you cost structure remains flat because of the fixed-rate financing. |

The tax reform of 2017 has changed the game for real estate investors and their tax returns, thanks to changes to things like depreciation. Then, Jason Hartman talks to Mike Murphy of Murphy, Murphy, & Murphy about a topic that is near, dear, and feared by property investors – real estate taxes. There’s an old saying, “Nothing is certain but death and taxes.” Taxes are a fact of life. Although the prospect of dealing with taxes is not especially appealing, Jason has been extolling the tax benefits associated with rental real estate for years. As America’s most tax-favored asset, it can put money back in your pocket (or keep it from ever leaving in the first place) better than anything else. An important point Murphy makes early is that an investment property is broken down into two components: land and the structures on the land. While the cost of the land itself isn’t tax deductible, the structure is, which means the residential building you buy in order to rent out to a tenant. This is true whether you're with a property management company or you're self-managing. Then, Jason Hartman is joined by author and real estate investor, Barb Getty, as she talks about her journey into real estate investing, what it takes to be a good landlord or property manager, how to find and keep great tenants, and explains the eviction process. Tragedy struck in 1992 when her 17-year-old son was killed in a car accident. Her daughters were 16 and 14 at the time. Sadly, Barb’s 21-year marriage ended eight months after Todd’s death. She bought a small home needing repairs, and following the fix-up, she and her daughters moved in. Pleased with that first project, Barb purchased her first duplex (with little money, no credit and no experience), hoping she had the wherewithal to be a landlord. Today, she owns 27+ units — a mix of single and multi-family, low and middle income rentals. Barb has also added high-end property management, consulting and speaking engagements to her business.
