Heroic Investing Show

Gary Pinkerton is joined today by Air Force veteran B-52 bomber pilot Ken Pasch, author of On Course: Become a Great Leader & Soar!, about Ken's journey to become a leader and some of the myths that accompany the idea of leadership. When Ken originally was put in a leadership position, he quickly realized that he didn't really know how to do it effectively. Fortunately, leadership is a skill you can learn and improve, and Ken did just that. Now Ken runs Ki Visions and helps develop the leaders of tomorrow.

Key Takeaways:

[7:59] How Ken joined the Air Force and what he did when he first got in

[12:03] After flying the B-52 in Vietnam Ken changed paths for the rest of his career

[14:09] When Ken realized his leadership style needed to change

[18:11] Everything Ken read was about what a great leader is, not how to become a great leader. Then, one day, he found a way to connect the dots.

[20:50] You need to look at what's holding you back internally and externally

[24:36] Leadership is a process

[27:07] Leaders aren't just born, and they don't have to be the amazingly charismatic type either

[29:55] The myth of thinking you're a leader just because you're in a leadership position

Gary Pinkerton starts off the show talking about why a doctor's journey is relevant to military investors, and also what about the population of Florida is telling Gary as he starts his new home build in the state.

Then, Jason Hartman talks with client Dr. David D'Ambrosio about his experiences with the 1031 Exchange on properties in the Orlando and Indianapolis markets. He shares his opinions on why more high-tax bracket professionals are not investing in real estate and he asks Jason about what his next steps should be?

The beautiful thing about real estate is you can acquire an asset, get your money back out and still own and control the asset. Plus, you pay no taxes on the money you extract.

Key Takeaways:

Gary Intro:

[4:05] What is considered normal when prices get a little higher and cash flow gets a little tougher

[5:59] What the population of Florida is telling Gary right now

Dr. D'Ambrosio Case Study:

[7:04] Dr. David D’Ambrosio is Radiation Oncologist living the American Dream. He has always had an interest in real estate.

[9:22] Dr. David recently did a 1031 Exchange and then purchased four properties in Orlando.

[11:04] There are two ways to diversify a real estate portfolio. One is location and the other is through cash flow and appreciation.

[12:55] The 1031 Exchange allows for only 45 days for identifying properties but up to six months to close.

[15:38] It’s frustrating more people, doctors in particular, aren’t investing in real estate. It’s an absolute no-brainer

[21:46] Local community banks will provide financing to investors after they reach their traditional property limit.

[27:54] Is it feasible to do a cash out refinance if you can get a sizable amount of cash?

[29:57] The deferred down payment option offered a nine-year break even point.

[32:55] Equity stripping is pulling the money out of a property, having control of the cash and still own the property.

Gary Pinkerton starts off today's show discussing the importance of having goals, but also making sure to write them down and figure out a way to hold yourself accountable to them. If you don't then you just have a list on paper and your success is much less likely to happen.

Then, Jason Hartman interviews research scientist Dr. Heidi Grant regarding the science behind human motivation and success. There are many successful people in the world who are highly motivated and have concise goals, but how many actually understand why they’re successful or why they fail? The common belief is that certain people are just genetically wired to succeed or fail.

Heidi states this is not entirely the case and shares the findings of scientific research on achievement. She talks about strategies that people use, principles that people can count on and apply to their own life, and states that our own intuition about what helps us succeed or causes us to fail can often be incorrect.

Heidi explains the psychological factors behind how people react to challenges, the beliefs and mindsets that people have as they try to reach a goal. Jason and Heidi also discuss the relationship between money and happiness, expressing that there is a money point where it does make it easier to make choices and pursue the things individuals find interesting in life, plus containing a sense of accomplishment and opening the door to help others.

Gary Pinkerton starts off today's show discussing the issues that can arise when managing several property managers in different markets. The issues of remembering which company provides which services at what price and managing all of them can leave you with extended vacancies and potentially high repair costs, wiping out your cash flow. But if you're considering going into self-management, you need to be prepared.

Then, Jason Hartman talks with Gino Zahnd with Cozy.co. This new service allows landlords to screen tenants, view credit reports and collect rents from a smartphone or tablet.  There are nominal fees built into services like debit card processing and the obtaining of a credit report which are paid for by tenants. Professional property owners now have a one-stop shop for managing their income properties, no matter where they are in the world.

[16:10] An agent can only use the screening tools or the full-service option

[18:59] Can a landlord can still add an application fee to cover their time spent?

[21:44] Credit reports & background checks have a fee associated with them via Cozy

[23:35] Automated Clearing House (ACH) payments are free between landlord and tenants
